PROPERTY & TENANT MANAGEMENT
 

Apartmentbox has an extremely good relationship with its landlords, backed up by very high service levels.

Our strength as a company is undoubtedly our full management letting service. At the core of this service is an extremely powerful rental management software system (www.payprop.com) that automates all aspects surrounding landlord payments, levy disbursements, tenant invoicing, credit control as well as real-time tenant balances amongst other aspects. Our tenants can pay their rental at any Absa Bank branch as well as any Shoprite, Checkers, Pick 'n Pay and selected Spar outlets.

Our facilities and maintenance team are extremely proficient at ensuring that your property is handed back to you in the same manner and condition that it was delivered to your tenant at the commencement of the lease. We also subscribe to an agency of the credit bureau (www.tpn.co.za) enabling us to thoroughly screen tenants through ID verification, ITC database access, historic rental payment behaviour, affordability and much more.

Apartmentbox is a market leader in online property advertising and we generate a very high volume of leads from our efforts. We conclude in excess of 100 residential leases every month. All new properties are loaded onto our own website (www.apartmentbox.com). If required by us, we will arrange for a professional photographer to do a shoot of your property. Our advertising is all electronic and our website is linked to approx 30 to 40 different search engines/ property portals.

Depending on your property and tenant demand, we may also create virtual tours and floor plans which we do in-house and upload these onto various high volume property websites. We are currently ranked in the top 10 in SA on Cyber Agent amongst others. Our office database and lead management systems are powered by Prop Data (www.propdata.net).

We currently manage in excess of 800 residential and commercial units on behalf of individual sectional title owners.
 

INVESTMENT PROPERTY SALES
 

Our directors come from a property development background and being investors and property owners themselves, understand the fundamentals of investment property. We have a range of investment options available at any time, from Inner City residential SARS UDZ tax rebate properties and blue-chip sectional title investments in and around the burgeoning Gateway/ Umhlanga node, through to large-scale commercial and industrial sale and lease back deals.
 

PROJECTS, MANAGEMENT & CO-ORDINATION
 

Our range of in-house skills is extensive comprising retail, residential, commercial and industrial projects, co-ordination and marketing. Going back as far as 1998, our directors have been involved in 3 new large shopping centres, 186,000sqm of industrial re-developments and numerous residential and mixed-use projects. Our services range from development concepts & sourcing, tenant co-ordination to leasing, sales, broker/ agent and marketing management.
We are constantly searching for development opportunities, and have a particular interest in Inner City office-to-residential conversions for either student accommodation or blue and white collar tenants.
